Why Most Sealcoat Calculators Use the Wrong Coverage Rate

Most online sealcoat calculators give you a single coverage rate — usually somewhere around 80 to 100 square feet per gallon — without telling you which product that number applies to, whether it is for one coat or two, or where the number came from. The problem is that coverage rates vary significantly by product type and the number of coats applied. Coal tar emulsion (the most common residential sealer) covers 100 square feet per gallon per coat. Asphalt emulsion sealer covers 90. Acrylic sealer covers 80. Rubberized sealer covers 75. If your calculator assumes 100 square feet per gallon but you are buying acrylic sealer, you will be 25 percent short on pails when you get to the hardware store. Our calculator shows all four types at the same time, at your footage, so you can see the difference in pail count before choosing which product to buy.

The second thing every sealcoat calculator skips is the traction sand. Silica sand is mixed into sealer at a rate of approximately 2 pounds per gallon to add surface texture and prevent the sealed driveway from becoming dangerously slippery when wet. For a 16-gallon job (800 sq ft, 2 coats), that is 32 pounds of sand — less than one 50-lb bag, but you need to buy it specifically because sealer manufacturers almost never include sand in the can. How the Sealcoat Calculator Works

Gallons per coat = total area (sq ft) divided by the coverage rate for the selected sealer type. Total gallons = gallons per coat times number of coats. Five-gallon pails = total gallons divided by 5, rounded up. Traction sand = total gallons times 2 lbs per gallon. Coverage per pail = (5 gallons times coverage rate) divided by number of coats.

3 Expert Tips for Driveway Sealcoating in the US

Wait 12 Months After New Asphalt — and 24 Hours Between Coats

The most common sealcoating mistake is applying sealer too soon after new asphalt paving. Fresh asphalt contains volatile oils and resins that need to evaporate over 6 to 12 months as the asphalt cures to full hardness. Applying sealer during this period traps the volatiles inside the asphalt, preventing proper curing and causing the sealer to bubble, blister, and peel. Wait a minimum of 12 months after new paving — some manufacturers specify 6 months as the minimum, but 12 months is the professional standard for the best bond and longest-lasting seal. Between coats: allow a minimum of 24 hours of dry weather between the first and second coat. The first coat must be fully dry and harden to a non-tacky surface before the second coat is applied. In humid climates or cool weather (below 60 degrees F), extend the wait between coats to 48 hours. Never apply sealcoat when rain is forecast within 24 hours, when temperatures will drop below 50 degrees F overnight, or when the driveway surface is wet from recent rain. Sealcoat that gets rained on before drying turns gummy, washes away, and leaves a blotchy appearance that requires complete reapplication.

Edge Cracks Before Sealing — Sealer Does Not Fill Cracks

Sealcoat is a thin surface coating (typically 1/64 to 1/32 inch when dry) designed to seal the porous surface of the asphalt against water, UV degradation, and petroleum spills. It is not a crack filler. Any crack wider than a hairline (approximately 1/8 inch) that is covered with sealcoat without prior crack filling will remain an open crack beneath the sealer that allows water infiltration and freeze-thaw expansion. The sealer bridges over the crack with a thin film that tears within one to two seasons. The correct process: fill all cracks wider than 1/8 inch with asphalt crack filler (hot pour or cold-applied rubberized crack sealant from a caulk tube) at least 24 to 48 hours before sealcoating. Allow the crack filler to cure fully. Then apply sealcoat over the entire surface including the filled cracks. This sequence seals the surface and the cracks in a single pass. Coal Tar Is Banned in Many Cities — Know Your Local Rules

Coal tar sealcoat (the standard residential product throughout most of the US) has been banned for sale or use in a number of US cities and states due to its polycyclic aromatic hydrocarbon (PAH) content, which washes off sealed driveways into storm drains and affects aquatic ecosystems. Can I seal a concrete driveway?+
Asphalt sealcoat (coal tar, asphalt emulsion, acrylic asphalt sealer) is designed specifically for asphalt surfaces and should not be applied to concrete. It does not bond well to concrete and will peel and flake within weeks to months. Concrete driveways use different sealing products: penetrating silane or siloxane sealers (penetrate the pores and repel water without changing the appearance), acrylic concrete sealers (clear or semi-gloss film that protects the surface), and epoxy floor coatings (for garage floors). If you have a concrete driveway, look for products specifically labeled for concrete or masonry — not asphalt sealcoat. Mixed driveways (part asphalt, part concrete) are common, particularly where the concrete apron transitions to asphalt at the street or garage.
